Guo Hongzhi, a pioneer of Chinese motor sports and since his retirement a prolific developer of exclusive real estate throughout China, is currently preparing to build his flagship project, the Hainan Sports Hotel, at the Sun and Moon Bay of China‘s island Hainan. Since he also managed to acquire the land rights of a smaller site south of the hotel property, he plans to build a housing development of some 18 high-end residences, especially conceived for wealthy Chinese buyers from the North of the country, which regularly spend the cold months of the year on this tropical paradise island. Due to the adjacency of the residences to the hotel, the owners can take advantage of its entertainment and housekeeping services and even comission the hotel to sublet the properties during off-season, giving Hainan Residence a clear market advantage over comparable residential projects. As our research has shown, Hainan tourists from northern China have the habit of travelling as one large family of several generations,or even spend several months on the island in company of other families. These considerations led to the development of two unit sizes: house type A with an area 550m², 8 suites and common areas, suitable for 2 to 3 families; and house types B and C, with an area 350m², 4 suites and common areas, suitable for one family.

The characteristic architectural language developed for the Hainan residences arises from the desire to take full advantage of the wild natural scenery surrounding it on all sides and to
